What is a Preliminary Title Report?

In order to offer the fastest, most accurate, and efficient closings, Treasure One Title encourages homeowners or their listing agents to order our free preliminary title report; as soon as the property is listed for sale.  This Free Service, provides you with a complete examination of the title, BEFORE you even get an offer on the home.

The Advantages are Evident. 

We all know things come up to complicate the closing process.  Unfortunately, title issues often take time to resolve.  We have seen over and over again, how much this head-start can mean to an efficient and timely process. It allows us the time we need to address any title related issues as soon as possible. This will prevent closing delays later on.

As one realtor put it. “Think of it as Pre-qualifying the home, the way the buyer Pre-Qualifies for the financing.” It gives one the opportunity to address and resolve any issues and gives them a head-start to speed up the process; which gives everyone the confidence they need that there will be no untimely surprises.

Here is how it works:

You or your Listing Agent… requests the Free Preliminary Title Report from Treasure One Title. When it is complete, we  will provide copies to You and your Listing Agent.  At that point, we will discuss any issues and work with you and your agent to resolve them. 

Once an accepted offer is signed by you and the buyers, at your request, your agent will forward the Purchase and Sale Agreement to us.  We will then update the Title Report and release a Commitment to Issue Title Insurance.  This title report will form the basis for this commitment and ultimately the title policy, if you close on the sale of the property.

This preliminary title report therefore represents our willingness to insure the title based upon what we find in abstracting the title to your home. This service is completely free to you, until we have an actual closing. 

Only if and when we successfully close the sale of the property for you, do we actually charge for our abstracting service.
